Many Bangalore apartment residents use the words sump and water tank interchangeably. A society maintenance team will say the sump is full, but the overhead tank is dry. A new homeowner will ask whether the sump cleaning price covers the tank on the roof. These are two completely different water storage systems, and the work involved in cleaning each one is different.

Understanding the difference helps you book the right service, set the right expectations, and know why the price and time vary between them.

What is a Sump and What is a Water Tank?

A sump (also called an underground tank or UGT) is the large storage pit built below the building, usually near the basement or ground level. In most Bangalore apartments, this is where BWSSB supply or borewell water arrives first. The pump draws water from the sump and pushes it up to the overhead tank on the terrace or roof. The overhead tank then feeds each flat by gravity.

A sump in a typical 20-unit apartment complex can hold 10,000 to 25,000 litres. An overhead tank for the same building usually holds 5,000 to 10,000 litres. In independent houses, the terms are used more loosely, but the function is the same: the underground pit collects supply water, the overhead tank distributes it.

Why Sump Cleaning Takes More Time and Work

Cleaning a sump is physically harder than cleaning an overhead tank for three reasons.

First, access. The sump is underground. A technician has to descend into a cramped, dark space with limited ventilation. The job requires safety equipment, torches, and sometimes a second person at the top for safety and passing tools.

Second, volume. A 10,000-litre sump holds five times as much sediment, slime, and algae as a 2,000-litre overhead tank. The walls and floor accumulate years of deposits. Scrubbing a sump wall is not the same as wiping down a plastic tank interior.

Third, drainage. The sump water has to be pumped out completely before cleaning. In most Bangalore apartments, the building pump is used for this, but it takes time. Some older buildings have no dedicated drain valve, which adds complexity.

What KBS Does During a Sump Cleaning Job

The BWSSB recommends cleaning underground sumps at least once a year. For buildings on a borewell supply, or those in areas with frequent BWSSB disruptions, twice a year is better. When supply is intermittent, water sits in the sump longer and sediment accumulates faster.

Overhead tanks should be cleaned every six months. Because they are sealed and gravity-fed, they accumulate less sediment than sumps, but algae growth on the tank walls is common in warm weather, especially after monsoon when moisture levels are high.

A good sign that your sump needs attention: water has a slightly earthy or musty smell when the tap first opens after the pump runs. That smell comes from algae or sediment in the sump, not the pipes.

What About Independent Houses in Bangalore?

In Bangalore's older independent houses (particularly in areas like Jayanagar, JP Nagar, and Rajajinagar), the underground tank is often referred to as the sump even when it doubles as an overhead supply source. Some houses built before 2000 have a single large underground tank with a direct motor connection to each tap. These need cleaning in the same way as apartment sumps, and the job typically takes four to six hours depending on capacity and condition.
